Fit-out Construction Modeling
Hi there
I would like to model costs for a construction fit-out. I was wondering if the construction of new commercial structures sector accounts for fit out costs or is it more appropriate to run the fit-out construction costs in a furniture or wholesale sector? Or do we need more information on what are hard costs (which would go towards the construction sector) and what are FF&E or soft costs (and run in separate sectors)?

IMPLAN SupportHi Julianne! Thank you for your forum post. IMPLAN’s Construction sectors do not include Furniture, Fixtures and Equipment (FFE); as the construction sector would be to just build the building. Since you are working with the fit out costs or FFE and if you know the specific item, we recommend impacting the producing sector. However, if these FFE's are not being produced in your study region or if you are not purchasing the items from a local wholesaler or retailer; then there would not be an impact in your study region. Although, if the building constructed is going to need above and beyond the amount of what would be considered normal legal and architect costs; you can model those soft costs separately.
