Homeownership-focused Community Development Financial Institution

I work for a Community Development Financial Institution-- a highly variable and unique type of nonprofit. Sometimes these are actually government agencies, though ours is not. The one I work for does a range of activities including providing free education to the community, mortgage lending, real estate (realtor) services, advocacy work, as well as small-scale, and large scale, real estate development, both commercial and residential.

We use IMPLAN to model the impact of our individual construction projects and mixed use developments. However, we'd also like to model the impact of our operations in the region, that is, our "industry contribution" as an employer.

We want to know the impact of our existence in the city (not the impact of our one-off construction projects but the impact of our ongoing operations and activity). Looking at the NAICS and IMPLAN codes, our work encompasses several industries, so I imagine we would have to do some sort of spending pattern. This would be very complicated-- and I fear hard to do accurately-- because of the infrastructure and systems shared by all our different activities, from realtors to community workshops, to our mortgage lending department, our real estate development, advocacy work, and property management.

There is a NAICS code for "community development agency" but I could not find this in the bridge to IMPLAN. I wonder if IMPLAN Industry 495 for Community food, housing, and other relief services (which is associated with the NAICS code NAICS 624229 for Housing Assistance Agencies) would be an appropriate match).

Do you have a recommendation for an industry that would suit our type of organization, so that we can show the economic impact of our operations as a local employer?

Or, if the best recommendation is to do a spending pattern that incorporates multiple industries, how would we allocate our spending on the aspects of our operations that support all of our activities, such as our HR department and offices?

Any insight you have on where we fit, or how similar agencies have done this type of analysis? Would an industry contribution analysis work for us (we do not supply over 50% of the housing, real estate services etc, in our region....)?

    Hello Sarah!

Given that you aren't more than 50% of the industry in your region, you can use a standard Industry Event. That being said, your organization likely falls into one NAICS code. The files found under the NAICS Bridges section of this webpage will get you from NAICS to the appropriate IMPLAN Industry. It sounds like 495 might be a good fit, but if you know your NAICS, check out the bridges.
